Villa Terrace Refresh: Make Your Spanish Home Look Cared For Again
A villa terrace refresh renews the terraces, driveway, carport and pool surround you already have, so the property looks cared for when you, your guests or your buyers arrive. We clean, repair and recolour existing concrete and paving without demolition, and we can organise the whole job while you are in another country.
Send us a photo and the m²What does a villa terrace refresh include?
It includes everything needed to take a tired outdoor surface back to an even, deep colour, and nothing that involves tearing it up. The terrace or drive is pressure washed, the small defects are repaired, the edges along walls and posts are cut in by brush and two coats of synthetic resin paint are applied.
On a typical villa, that work can extend to every hard surface outside the house: the terrace where you eat, the path down to the pool, the pool surround, the steps between levels, the carport and the long drive up from the gate.
Doing them together has a visual logic. When every surface shares the same restored colour, the outside of the house looks finished and deliberate rather than patched.
Can a driveway be restored while I am away?
Yes. If you live elsewhere for most of the year, our process is designed so that your presence is never required. Photos and measurements replace the first visit, and everything else is agreed in writing.
- You, your manager or a neighbour send photos and the approximate square metres.
- We reply in English with an assessment and a quote.
- Access is arranged through your key holder, gardener, property manager or gate code.
- Furniture, pots and cars are cleared from the area before we start.
- Photos of the stages can be sent to you by WhatsApp or email.
- You see the finished surface in photos before your next visit.
If your community or urbanisation has access rules for contractors, tell us and we will follow them. For a fuller account of what working with us looks like from abroad, read what working with us is really like.
When should you refresh a villa before the rental season?
Before the bookings start, in a window when the property is empty and the weather is settled. Guests judge a holiday villa from the photos and the first look on arrival, and a bleached, algae-streaked terrace undercuts both.
The constraint to plan around is drying. Each coat needs the time stated in the product data sheet before furniture and feet return, and rain or damp mornings can move the schedule. Telling us your free dates early gives the most room to work with.
A refreshed terrace is also a good moment to retake the listing photos. The difference between a faded grey floor and a deep, even one is easy to see on camera.
Is a driveway restoration worth doing before selling a villa?
It is worth considering when the driveway is the first thing buyers see and the base is still sound. A faded, cracked drive makes people wonder what else has been neglected, while an even, well-edged one suggests the opposite.
We cannot tell you what it will do to a sale price, and nobody honestly can. What we can tell you is that the change is visible, avoids the disruption of a new driveway and does not alter levels, gates or drainage that a buyer might later question.

What did the Marbella villa job look like?
It is the clearest example of what a villa restoration can do. The property had a grey, stone-pattern stamped concrete drive, a carport under a reed-roofed pergola and an apron in front of the garage, all faded and cracked.

After pressure washing, crack filling, careful edging around the pergola posts and two coats of colour, it became a dark, glossy, uniform surface running from the gate to the carport. All the stages are on our completed work page.
Can pool surrounds be refreshed too?
Yes, if they are made of concrete, stamped concrete or paving and the base is sound. Pool surrounds take a lot of sun, water and bare feet, so they are often the first area to fade and stain.
Slip behaviour matters more here than anywhere else, and it depends on the product and finish. We go by the product data sheet and discuss the finish with you rather than make general claims. Our sister site on pool surround restoration looks at this area specifically.
When is a villa terrace refresh the wrong choice?
When the terrace is moving rather than simply faded. Hillside villas in particular can have retaining walls, terraces and drives where the ground has shifted, and a coating does nothing for that.
Warning signs include sinking areas, slabs that rock, cracks with one side higher than the other and puddles where water used to drain. Our page on whether to clean, restore or replace covers the checks, and who restoration is for helps you decide whether it suits your property at all.
How is a villa refresh priced?
By the area, the condition and the access. Villas often have long drives that are efficient to work, alongside terraces full of steps, planters and pillars that need a lot of brushwork. Our price per square metre page explains the indicative rate, and the general patio refresh service explains the method in more depth.
Frequently asked questions
Do I need to be in Spain for the work?
No. You can arrange everything from abroad. Send photos and the square metres, agree the quote in English, and arrange access through your property manager, key holder or neighbour. Photos of the stages can be sent to you so that you can follow the work remotely.
Who clears the terrace furniture if I am not there?
The area must be clear before cleaning starts. Usually the property manager, gardener, cleaner or a neighbour moves furniture, pots and vehicles. Tell us who will be on hand, and we will coordinate the day with them directly. If nobody is available, let us know early and we will look at options with you.
Can you work around my rental bookings?
Yes, as far as the weather allows. Send us the dates when the villa is empty, ideally well in advance. Each coat needs the drying time in the product data sheet before guests use the area again, so we plan the work to finish inside the free window.
Will a refreshed driveway help me sell my villa?
We cannot promise any effect on price or speed of sale. What a restoration does is change the first impression: a faded, cracked drive becomes an even, deep-toned surface. Whether that matters for your sale is something your estate agent is better placed to judge.
Can you restore the carport under a pergola?
Yes. On our Marbella reference job, the carport under a reed-roofed pergola was washed, repaired and recoloured, with the edges cut in by hand around the posts and along the walls. Pergola posts and walls are simply part of the edging work.
Can the pool surround be done at the same time?
Yes, if it is concrete, stamped concrete or paving with a sound base. Doing all the outdoor surfaces in one visit gives a consistent colour around the house. We discuss the finish around the pool with the product data sheet in hand, because slip behaviour depends on the product.
Do you work in gated urbanisations?
Yes. If your villa is in a gated urbanisation with its own access rules for contractors, tell us the rules or put us in touch with the security or administration office, and we will arrange access accordingly. Knowing the rules in advance avoids delays at the gate on the first morning.
Will you send photos during the work?
We can send photos of the main stages by WhatsApp or email: the cleaning, the repairs, the edging and the finished coats. That way you can see the progress and the result without travelling, and you have a record of what was done.
What if the photos show my terrace needs replacing?
We will tell you so. Laying new terraces is not part of our service, so we have no reason to push you either way. If the ground has moved, the right first step is a technical assessment by the appropriate professional.
Can I choose a different colour from the original?
Yes. A darker tone than the faded original is an option, as on our Marbella job, where the result was a deep, glossy, even colour. Send photos of the house and garden, and we will talk through what suits the property.
Do I need permission to refresh my villa terrace?
It depends on the municipality and the zone. For Marbella and most coastal towns we have not verified the procedure (to be verified), so check with your ayuntamiento before work starts. Our permissions guide explains what is confirmed for the city of Malaga.
