Pressure Washing vs Full Restoration for Patios and Driveways
Pressure washing removes what is on the surface; a full restoration also renews what has worn out of it. If your patio’s colour is still there under the grime, a wash may be all it needs. If the colour has faded, or there are cracks and chipped edges, washing will only reveal how tired it is, and a restoration is the step that changes the look.
Send us a photo and the m²What does pressure washing actually achieve?
It strips away what has built up: dust, black algae, moss in the joints, organic staining and loose particles. On a surface whose original colour is intact, the result can be striking, as the before-and-after photos of cleaned paving show.

What it cannot do is put back anything that has worn off. Faded tint, chalky stamped concrete and patchy old paint all look the same after a wash, only cleaner.
What does a full restoration add?
Everything that comes after the wash. Cracks and small defects are repaired, the edges are cut in by brush, and two coats of synthetic resin paint give the surface one even, deep colour.
The change is not just cleaner; it is different. A pale grey drive becomes a dark, glossy one, as on our Marbella reference job, and the patchwork of old repairs and stains disappears under a uniform tone. The details are on our patio refresh service page.
How do the two options compare side by side?
| Pressure washing | Full restoration | |
|---|---|---|
| Removes dirt and algae | Yes | Yes, as the first step |
| Restores faded colour | No | Yes, with two coats |
| Repairs cracks and chips | No | Yes, if local |
| Crisp edges along walls | No change | Yes, cut in by brush |
| Changes the colour | No | Yes, if you choose |
| Fixes sinking or movement | No | No |
The last row matters most. Neither option deals with a base that is moving; that needs its cause resolved first.
How can you tell which your patio needs?
Clean a small patch thoroughly with water and a stiff brush, and let it dry. If the colour that comes back is close to the original and even, a professional wash is probably enough. If it dries pale, chalky or blotchy, the colour itself has gone.
Also look at the defects. Cracks, spalled patches and broken edges will still be there after washing.
If they bother you, restoration is the route. Our page on clean, restore or replace walks through the full set of checks.
Is washing first and restoring later a sensible plan?
It can be, if you are unsure. A wash will show you exactly what condition the surface is in, and you can decide afterwards. The only drawback is that a restoration includes its own cleaning, so washing twice may duplicate some effort.
If you only want cleaning, our sister site for pressure washing handles that work on its own.
Which is better for a holiday rental?
It depends on what the photos and the first impression need. A wash before the season keeps an already good surface looking fresh. If the terrace or drive looks faded and patched even when clean, guests will see that too, and restoration makes the bigger difference.
Either way, timing matters. Our villa terrace refresh page explains how we plan around bookings.
Does washing damage concrete or paving?
Pressure washing done carelessly can roughen a worn surface or blow out weak jointing, which is why it should be done with care for the material. In a restoration, any joints or edges disturbed during cleaning are dealt with at the repair stage, before colour goes down.
What should you do next?
Run the patch test, take photos of the result alongside the rest of the surface and send them to us with the square metres. We will tell you honestly whether cleaning is enough or a restoration is worth it. Our article on alternatives to replacing a driveway covers the wider range of options.
Frequently asked questions
Will pressure washing bring back the colour of my patio?
Only if the colour is still there under the dirt. Washing removes grime and algae but adds nothing. If the surface dries pale, chalky or patchy after cleaning, the colour has worn away, and recolouring is the only way to an even tone again.
Is a full restoration just washing plus paint?
It is washing, then repairs to cracks and small defects, then cutting in the edges by brush, then two coats of synthetic resin paint. The repairs and edging are what make the finished surface look intentional rather than simply painted.
How do I test whether washing is enough?
Scrub a small patch with water and a stiff brush and let it dry. Compare it with the original colour and the rest of the surface. If it comes back even and close to the original, washing may suffice; if not, consider restoration.
Can I wash now and restore later?
Yes. A wash shows the true condition and lets you decide calmly. Bear in mind that a restoration includes its own thorough cleaning, so a later restoration will repeat that step as part of the preparation. That extra certainty can be worth the small duplication of effort.
Does washing fix cracks?
No. Washing can make cracks more visible, because the dirt that hid them is gone. Cracks, chips and small potholes are dealt with in the repair stage of a restoration. Wide or moving cracks need assessing first. Photos taken after a wash are therefore often the most useful ones to send us.
Will washing remove oil stains?
Surface oil often lifts, but oil that has soaked deep into the concrete can leave a shadow. A restoration then evens out the appearance with two coats of colour, though some deep marks may remain faintly visible. We point out from your photos which stains are likely to remain visible.
Is washing enough before selling a villa?
If the surface is still colourful and sound, a wash can make a real difference to photos and viewings. If it looks faded and patched even when clean, buyers will notice that too. Send photos and we will say which applies.
Which option is less disruptive?
Washing is quicker and the surface can be used once dry. A restoration takes longer because of repairs and the drying times between and after coats, set by the product data sheet. Neither involves demolition. For rentals, either option should be planned for a period when the property is empty.
Can washing make a surface slippery?
Removing algae and moss generally reduces slipperiness, since those are a common cause of slippery paving. Wet surfaces of any kind need care. For coated surfaces, slip behaviour depends on the product and is set out in its data sheet.
Do you offer washing on its own?
Our focus on this site is full restoration. If you only need cleaning, our sister site dedicated to pressure washing deals with that work, and you can send your photos there for a cleaning-only quote. If you are unsure which you need, send photos here and we will tell you honestly.
